Sunny Flat in Newhaven/Trinity

Hello,
I have a double bedroom available from February, in a second floor duplex flat with a balcony and a sea view, in Newhaven/Trinity area.

The rent is £465 per month (excluding bills).

THE FLAT
Located in a modernist building with its original 60s features restored by the residents association. It is a listed building, it's quite unique, look up Basil Spence. The flat itself feels a bit like a small holiday house, especially during spring and summer. It’s positioning ensures maximum light exposure and on a clear day you can see Fife across the bay from the balcony. The flat is fully furnished, partly by me, and it's equipped with all the necessary appliances and utensils (excluding the dishwasher as it just broke..), it has central heating and solid double glazed windows (no draft). There is plenty of storage available as well as the additional outdoor storage unit (good for keeping your bike in for example). There's also a communal laundry drying room with a rota system. The neighbours are very friendly and its a safe and quiet neighbourhood.

THE BEDROOM
Both bedrooms and the bathroom are located on the upper floor. Your room (as well as the bathroom) is east facing and overlooking the communal garden. It benefits from the morning light and is on the quieter side of the building. It has a built-in wardrobe hiding plenty of storage. Comes furnished with a double bed, two bedside tables, a reading lamp, one chair, a decorative rug and a tall and narrow shelving unit. (the chest of drawers that's in the photo doesn't come with the room)

MYSELF
I've enjoyed living here since 2022 - since the start of this tennancy. I've been sharing with the same housemate for over three years, who is now moving out to live with her partner. This place has felt like my real home and I'm looking for someone who will also treat it that way.

I work in hospitality and my schedule changes a lot.
I enjoy cooking and having friends over for dinner every once in a while. In the summer dinners on the sunny balcony are definitely a thing. On my days off I like chilling in the flat or getting creative with some projects. In the evenings I love relaxing with a glass of wine and a movie, or a cup of tea and a book (hopefully more of the latter this year!) In spring/summer I become much more outdoorsy and sociable, love being out in nature, cycling, travelling and meeting new people. My main interests centre around music, art and culinary pursuits.

YOU
I'm looking for someone friendly and sociable. Someone tidy and considerate who doesn't shy away from hoovering and deep cleaning the flat once a month. Someone who will enjoy a chat and a laugh or an occasional dinner together, but absolutely no pressure if you prefer chilling in your room. Life can be exhausting, I respect my flatmate's privacy and the need for quiet downtime.

THE COST
Your part of the rent is £465 per month. The bills amount to around £150 (council tax; gas&electricity; broadband).
