Spacious, bright room in quiet flat

I'm looking for a someone to take my room in this lovely first floor 2 bed flat near Polwarth that I sadly am leaving to be closer to work.

The flat is fully furnished with lots of storage space. It's warm and cosy with gas central heating and double glazing. The bedroom is a spacious double room that overlooks the quiet courtyard and garden, and has lots of light. There is also a large built in wardrobe and additional chest of drawers and bedside table. The living room is large and bright, with plenty of space for the living area with sofas, dining area as well as space for a home office if you need. The kitchen comes fully equipped with all white goods and has lots of space for 2 people to cook.

The area is quiet and residential, and has excellent links to the city centre (bus stops for 1, 2, 3, 4, 25, 33, 34, 35, 44 all within 5min walk), has many small local shops and a large Sainsbury's, Lidl and Aldi within 5-10 minutes walk.

Bill are around £40-50 per month, but the flat is warm already with being sandwiched between flats above and below. Council tax band E. Virgin broadband £20 pm.

Current flatmate is a friendly, quiet chef who is very easygoing and chilled.
