Double room in city centre flat

Hello!
My flatmate has bought her own place and is moving out next month, so we're looking for someone to move into her room.
I'm 30 years old working full time in a charitable trust. (Currently working from the living room...). I'm fairly active, enjoy cooking, the gym and a wee gin every now and then. Ideally looking for a female flatmate in their late 20's/early 30's that is laid back, happy to share a bottle of wine, chip in with the cleaning and making the flat feel like a home.

The flat is just off Leith Walk, fifteen minutes from Princes St and about twenty minutes to Leith. Plenty of bus connections, and York Place tram stop close by. As well as being spoilt for choice for bars, restaurants, and coffee shops on Leith walk.

The flat is a main door ground floor property. The room available is at the front of the flat, it comes furnished with a new bed, chest of drawers and wardrobe (the desk in the photo will be going when my flatmate moves out as she just bought it while she worked from home).

There's a small kitchen, utility room, extra storage on the hallway cupboards and one bathroom.

The flat is £450 each month excluding bills. Council tax is approx. £75 each, gas & electric £20 approx (varies on use)
And I'm about to start looking for a new broadband provider.
The agency will carry out a quick credit check on the new tenant as well as ask for a reference.

Students considered if they're happy to pay council tax. And sorry no couples!
