THE ROOM: Bright furnished double with a double bed, wardrobe, desk, and bedside table. Access to a sunny south-facing private garden.
THE HOUSE: Quiet and sunny with gas central heating, a well-equipped kitchen (oven, microwave, fridge, separate freezer, washing machine) and a lovely shared south-facing garden.
GETTING AROUND: 1 minute to Saughton Park, 5 minutes to Gorgie Road buses, 10 minutes to Balgreen tram stop — well connected to the airport and city centre (both around 20–25 min, 15 if you have a bike). Free street parking available.
DAY-TO-DAY ESSENTIALS: 5–10 min walk to Asda (24/7), M&S, Aldi and Tesco Express. Next door to Lift gym and Pure Gym.
BILLS: Rent includes internet and council tax (band B). Gas and electricity are split equally — around £50 each on average, a bit more in winter, less in summer.
