All bills included in the given rent price , which would otherwise cost a larger amount than in the past. This is a room for one person, to share a flat with three other international postgraduate students.

This is 35/16 room 2. The room is a good size, at 12.5 sq m and has a 4ft double bed and a sofa. There are two bathrooms in the flat, meaning one bathroom between two tenants. The rent as given includes household bills: BT Infinity Broadband, gas central heating and electricity. There are electric showers, a washer drier and double glazing.

The room faces South, good for brightness, and has an open aspect.

It's very centrally located, being about 8 minute walk from Edinburgh University George Square Campus and just a few minutes away from Holyrood Park which contains Arthur’s Seat. It’s also conveniently around the corner from the excellent University gym on The Pleasance and Edinburgh University Societies centre.

The shared communal room for the flat is the large sociable kitchen-diner, being 14 sq m. It is fully equiped, including oven, hob, microwave and a washer drier.

The tenants in the group are going to be other postgraduate students on 12-month courses. So the rental agreement will reflect a 12-month period starting in September. There is no need to apply if you are seeking a shorter tenancy period. Likewise, there is no need to apply unless you are a postgraduate student yourself.

We are fully HMO licenced for 4 students, as we have been for 20 years, since the accreditation came into being. And not more than 4, so there is no need to apply if you are a couple.
