Quiet, large room in Gorgie, £536 incl bills

I am advertising my room on behalf of my flatmate. This flat is rented through agency, but they are only dealt with in case of repairs. It is a 2-bedroom flat in Gorgie with a living room and a small kitchen. It is close to the city center, about 10 minutes on a bike or bus. The tram line is also close by. It is also possible to find a free parking space just outside on our street.
It’s a large, bright, and quiet room. You will be sharing the flat with a Spanish guy in his 20s, who is working in hospitality.
The flat is quiet and chilled. We don’t have any big parties, but occasionally it’s okay to have people over. As long as you are respectful, clean up after yourself, and pay the rent on time you will be just fine.
The total cost of the flat is £536 including all bills. A new boiler was recently installed, so the flat can get pretty cosy.
The room will be available from the 8th of February.
