Double room for rent in West Edinburgh

I am a easy going, friendly and respectful mature student looking for a flat mate to move in around mid February. Ideally, I am looking for another student/mature student for council tax purposes but also open to non students. The monthly rent is £350 pcm plus bills.

Pets might be considered depending on the type of pet you have and if the agency agrees to it.

The room being advertised is a medium double room, in the photo there is a double bed which is possession of the current tenant, the double bed will replaced with a single bed but you are free to change it for a double(this can be discussed).

I am looking for a tidy, non smoker, respectful, clean and friendly flat mate that can communicate properly. This is not a party flat. We can share a meal and drinks every now and then, and of course your own time respect time and space will be respected. There's is no cleaning rota but can work out a cleaning schedule that would suit us.

The flat has a living room, spacious kitchen, back garden, a box room to store your spare belongings, broadband internet, a small and medium closet for boxes and the flat will be shared with myself making it only two us of including yourself. The property is currently managed by a letting agency, I am just the person looking to fill in the future vacant room. You will be subject to a credit check run by the agency, one months' rent and a security deposit will be required.
