Hello! I'm Sasha and I'm looking for someone to replace my lovely flatmate who is moving out.

Location
The flat is located on the edge of the city centre - around 15 minutes walk to the east end of Princes Street and 5 minutes to Holyrood Park/Lochend Park. There are plenty of supermarkets nearby with a big Sainsbury's at the Meadowbank Centre 5 minutes away - a Lidl is being added there soon too. There are lots of nice little cafes in the area as well.

Costs:
The rent is £510 per month not including bills. Bills come to around £136 per month - a rough breakdown below:
- Council tax band B: £1541 per year (split between 2 = around £63)
- Gas & electricity with Octopus: around £118 per month (split between 2 = £59 each)
- Internet: £28 per month (£14 each)

The room:
The room is furnished and has a great view of Arthur's Seat. There's a wardrobe, a chest of drawers and a small bedside table. The current arrangement is a little different than in the pictures, but can be moved around again.

Me:
I'm originally from Shetland but have been living in Edinburgh for the last 3 years. I love going for walks around the city and trying out different cafes.

I like a bit of a balance between spending time cooking/eating/watching TV/Netflix with flatmates and spending time alone. I also like to keep communal spaces clean and tidy.

A few more practical details:
- The flat is privately rented directly with the landlord who is really great and quick to fix things when needed.
- The deposit is £510 each (£1020 total) and this would be paid just before you move in. The landlord will deposit this in a ‘My deposit Scotland’ account (this is required by law).
- Rent is paid in advance, so you would pay the deposit and your first month’s rent on the day your tenancy starts.
- The landlord pays for the stairs to be cleaned once a fortnight, and TV license
- All the required safety checks have been conducted (the landlord will show you evidence of this on meeting)
