1 bed flat to let in Canonmills

Hi! I’m moving out of my lovely home of 3 years this summer as I am buying my own place. I am just waiting to have indicative completion date confirmed, but right now it looks like I’ll be moving in early/mid September latest. Someone who has a little flexibility with their move in date would be preferred just in case there are delays later on, but this is not essential.

The flat is in a great location, about 2 mins walk away from both a Tesco Superstore and Lidl, and with plenty bus stops within 5 mins walking (36 stops right outside the door). There’s also a lovely little Spanish cafe/bistro just across the street - they have amazing coffee! :-) Stockbridge is about 10-15 min walk, and you have a lot of paths for running/cycling right outside the door too!

There’s plenty of permit parking along the street too if you have a car.

The flat comes furnished and with a TV, and there’s good storage too (one smaller storage cupboard for vacuum, ironing board etc, and a bigger storage cupboard/room). The flat looks out into the shared garden, so is away from traffic noise!

Please ONLY ask to schedule a viewing if the flat is in your budget. Below a rundown again, I’m leaving out internet as you can spend as much or little as you want on that.

Rent: £700 pcm (this has not increased since I moved in in 2018)
Council Tax: Band B - £86 pcm with 25% discount if you’re living by yourself
Gas/electricity: I pay around £20-25 in the summer and £40-45 in the winter
Internet: I’m currently with Virgin Media but it’s also covered by BT ; anywhere from £20-45+ pcm
Parking permit would be for Zone N1 and I pay £38 for 3 months

You’ll have a private landlady who has been nothing but helpful, and has always helped quickly when there were things to repair.
