Double room with private bathroom in Polwarth

Hi there. My flatmate is moving out of our shared flat in the middle of December, so I am looking for someone to take over her room. The room comes with a double bed, chest of drawers, a big wardrobe. and overlooks Harrison Park. The flat is clean and spacious with an open plan kitchen/living room, working gas fireplace, a washing machine and a tumble dryer. You will have your own private bathroom with shower over a bath. There is a shared communal garden and Harrison Park is literally on your doorstep.

The area

The area is a fairly quiet, residential part of the city. Union Canal is across the park and there are easy bus links into the city via the 10, 27, 34, 35, 4 and 44 buses all of which are about a 5 minute walk from the flat. There is permit parking on the street outside the flat. You can cycle into the city along the canal or it's a 30-40 minute walk to George Square. There are lots of families and dog walkers and it’s just a pretty relaxed area! Big Sainsbury’s, Aldi and Lidl are all about 5-10 mins walk from the flat.

Me

I am a 31 year old bookseller who loves reading, cooking, stress baking and staring creepily at dogs out of the living room window. As I work retail my working patterns are pretty varied and I work late shifts and weekends. This means I often just want to relax in my own space when I get home.

I am looking for a female flatmate who is tidy and respectful – I enjoy cooking meals together or having a drink and a film night but also need my own space. I don't mind students if you are a post-grad but I am looking for someone who is planning to stay long-term. It’s important we’re able to communicate with each other and just respect one another – it makes everything a lot easier!

The rent is £550 pcm and currently with bills (gas, electricity, internet and council tax band D) the total per month comes to £750

I'll try and respond to messages as soon as possible and will hopefully set up viewings to start as soon as possible. I prefer in person viewing, so I won’t be able to accommodate any remote viewings.

The room will be available from the 16th December but as this is so close to Christmas, a move in date at the beginning of January is also an option.
