1 double room available in 3 bedroom flat

The room:

- decent-sized double room with natural light (pics were taken quite late so doesn't show the natural light very well unfortunately)
- 2 wardrobes (1 small, just a set of shelves really, and 1 big)
- is furnished (bed, desk, desk chair, bedside light)

- the room is available from July 11th
- rent is £390 a month.
- the total for bills is about £80-100 (less in Summer, more in Winter)
- deposit is one month's rent (£390)

The flat:
- is ideally located, just a 5 minute walk to the Royal Mile and a 20 minute walk to Princes Street/Waverley train station/bus station. Meadowbank (Sainsbury's) is about another 5 minute walk away
- has great bus links (around the city but we're also on the route for East Lothian buses) including Lothian Buses 1, 4, 5, 26, 34 and 44.
- is in a lovely area with great cafes nearby and Holyrood Park/the Crags not too far away if you want a good place to walk/run.
- has a large, spacious living room with TV.
- decent sized kitchen with utensils and a fan oven. You would have cupboard space as well.
- bathroom with shower
- owned by a private landlord who is quick to respond to any issues
- no pets allowed
- is a non-smoking flat.

- we are both considerate and tidy flatmates who generally keep to ourselves but are friendly :)

We are looking for someone who is -
- also a professional
- looking for a place long term, at least 6 months but ideally over a year.
- also a tidy, clean and considerate flatmate
- able to provide references (one from your current/last landlord and one from your employer).

We're hoping to arrange all viewings for Wednesday/Thursday next week (23rd/24th) between 6-8pm.
