Ensuite double room available from 7th September due to an existing housemate leaving Edinburgh for a new job.

The room has a kingsize bed, desk, chair and good storage space which includes a walk in wardrobe. It has its own ensuite shower room (shower, toilet and wash hand basin).

- Located on the south side of Edinburgh, close to the Royal Infirmary and not far from University of Edinburgh King's Buildings. The postcode is EH17 .
- Short walk to several major bus routes, including to the city centre.
- Close to cycle path networks in various directions.
- Detached and in a small quiet and peaceful cul-de-sac.
- Private parking on the driveway, or guaranteed on-street parking.
- Walking distance to Aldi and Morrisons supermarkets and to other convenience stores. Several major gyms / fitness clubs also fairly close by.
-Shared rooms in the property include the living room, kitchen / dining area, additional downstairs toilet and a laundry room.

I'm looking for a responsible professional or mature student who is not a night shift worker. Please provide details of your employment/study situation if enquiring about the room i. e. where you work or study, is this permanent/temporary, what your working pattern is.

I'm a friendly live in landlord with several years experience of sharing spaces including previously when I rented from other people. I am a 43 year old male professional. You would be sharing the house with myself and a 40 year old male professional who rents my other spare room (i. e. a total of three of us in the house).
