Big Bed-Sit; Two Desks; Beautiful View; Cute dog!

Hi!

I am looking for a Student Couple to rent the Bed-Sit room in my top floor flat at the top of Leith Walk starting 11th September!

It is a large room with a Double Ottoman storage bed with mattress, your own couch and TV area, a large bookcase with storage to separate the bed and lounge area, and two dormer cupboard wardrobe spaces (one each)! Its not in the pictures as it is a new addition but there is also a double desk place by the window where two people can work from home.

The kitchen and 3-piece bathroom are shared with me. I have a beautiful breakfast bar that overlooks Carlton Hill, and I have nice kitchen amenities such as a nespresso machine, magimix and vitamix which I am happy to share if they are looked after!

It is a perfectly central location right next to the new St. James Quarter, a 5 minute walk into town, and buses across the road that run to the central campus (or 20 minute walk) and to Kings Buildings (Cameron Toll). Carlton Hill is only a 10 minute walk to the top from the flat too!

Ideal rental is 11 months (September -July). I am also open to pro-rating off rental for dates over the Christmas/New Years period in December so that you can go on holiday.

I am a Chemical Engineering PhD student who loves to stay very active with long walks with my dog, and I go to early morning yoga and Spin classes. I have a small 3 year old yorkshire terrier who is like my baby so please only apply if you love dogs! He is very friendly so I will also consider an additional dog in the property if you have a trained one.

Bills will be split 3 ways, these are:
Gas and Electric: Shared cost each month dependent on usage (tracked on app)
Wifi: £10 each per month
Cleaner: £20 each per month (cleaner comes twice a month for 2 hours each time)
