Beautiful, bright large double room + garden view

Hi everyone,

I'm moving out of my flat after finishing my current job, so I am looking for someone to fill my lovely room in a 5-bed house off Dalkeith Road. The bedroom is the largest in the house, with x2 large floor length windows overlooking the garden below meaning it's a bright & sunny room. There is a comfy double bed, chest of drawers, marble fireplace and built in cupboard for storage. (Please note that the cream stripe curtains/pink chair/rug/cushions/decorations/plants in some photos don't come with the room, but alternative soft furnishings will be provided instead!). You'll have full access to all other communal areas in the flat.

The flat is a traditional Edinburgh house, our flat is over the 1st and 2nd floors of the house, with it's own external front door on the ground floor. The kitchen, main bathroom (toilet, sink, bath & shower), your bedroom, living/dining room and spare storage room are on the 1st floor, and the other bedrooms, toilet room and separate shower room are on the 2nd floor. The street is just off Dalkeith Road but set back from the main road so is nice and quiet. Good public transport connections to town, and a range of shops including corner store/hairdresser/post office/restaurants just 2 min walk from the flat.

The current flatmates are (myself), 3 junior doctors (Shannon, Gemma & Jenny) and 1 sustainability manager (Elspeth). After August, Shannon, Gemma and Elspeth are also moving away, so you'll be living with Jenny who is sociable & outdoorsy and you'll often find her running, walking, climbing & swimming at Portobello. As part of her job she'll sometimes work night shifts so you'll need to be considerate of making noise etc. at these times. There will be more spare rooms in August when the others move out, so you'll be involved in choosing who else to live with!

Rent is £530 pcm, and bills usually add up to around £75-80 pcm (gas/electric/wifi/TV license/council tax) on top of that. Professionals preferred for council tax reasons (Band F).
