My flatmate is moving out on 11th July so I have a cosy bedroom in main door flat on Leith Walk.

The flat is very bright and airy and is on two and a half levels and is open plan with a kitchen, dining area and lounge. It has wooden floors and original 12 pane windows.

The bedroom doesn't have much light as the window is behind the bed but it is the warmest room in the flat and probably the quietest. The study which doubles as a spare bedroom gets morning light and the lounge/kitchen and front windows get a lot of evening light.

There is a separate study (communal) which doubles as a spare bedroom and a bathroom with a bath (no shower) which we’d both share.

There are lots of coffee shops and pubs around. It's about a 5 min walk from three independent bookshops and 30 seconds from Pilrig Street bus stop. The tramworks are currently going on directly outside the flat but the main noisy work will likely be finished in the next couple of weeks. The flat is equal distance between Leith and centre of Edinburgh (around 20min walk to Waverley Station).

You'll be sharing with just me, I work for the Students' Associaiton and I moved here from Wales in September last year. I'm 26 and vegetarian. I work from home Tuesdays and Wednesdays (sometimes more outside of term time) and I'm in the office on Mon, Tues & Fri so I'd usually be out of the flat between around 9am - 6pm. Would ideally suit someone who doesn't work from home much or where we could agree on days to use the study.

I am respectful of my own and others’ space but happy to hang out at the flat or go for walks or a coffee. Would like someone who is able to communicate well when about any issues. I don't drink and would get on well with someone who prefers a relaxed atmosphere at the flat. It's not a party household so no massive gatherings or anything.

Looking for someone who is still respectful of covid safety. I'm triple vaccinated. And also someone who is able to be respectful of the communal areas- keeping the flat clean and organised.

LGBTIQA+ friendly. Not suitable for smokers.
