Description

My mate spent 3 years in this flat in Niddrie Mains, and now that the company he works for is moving into central Edinburgh he's going to find somewhere to share with me, and it's going to be closer to his place of work.

He knew what he liked about the place. When he wasn't basking under the power of his mains-connected shower he was making lasagne in his kitchen, which is nearly as large as his living room and would be long enough to fit a viking longtable for a banquet. To this day he his exclaims his delight at how much better the gas cooker in the is than the ones back in student halls. He loves the vast white back wall of his 21 meter square living room, using it like a blank canvas to watch movies or play PC games with his projector. Yes he did allocate an entire Friday Evening to picking up and eating a fry-up from the local chippy, before spending his Saturday snapping up bargains at Fort Kinnaird Retail Park and making a day of it. Yes he does love cycling to Duddingston Loch and Dr Neil's Garden before carrying his bike up Arthur's Seat on his back like a he-man.

Together we've been for a barbeque out the back of Craigmillar Castle and we've sunbathed in the gardens where The Wisp meets Old Dalkeith Road.
I personally think Ispecialist in Musselburgh is better than any phone repair shop in Edinburgh, and Southfield Medical Practice is the best of 4 GPs I’ve had by a wide margin.

In short this place has
21m^2 living room - 18m^2 kitchen - 11m^2 bedroom - 76m^2 total area of flat - ensuite with mains shower - gas hob - 400 pcm rent - chippy very nearby - Edinburgh Royal Infirmary within 10 minutes cycle away - the fantastic GPs of Southfield Medical Practice - Craigmillar Castle - Fort Kinnaird Retail Park - Musselburgh - Brunstane and Newcraighall rail stations - Duddingston Loch and Dr Neil's Garden - gardens where The Whisp meets Old Dalkeith Road.

We don't know exactly when he's going to move out (31 August availability is just an estimate which we may be able to offer flexibility with), but we're at the point we want to start guaging whether anybody is interested replacing him in the flatshare. Drop a line of interested!
NB: inside pictures are of 215 Duddingston Park South which I found on the internet to give you the best idea of what my mate's flat (which is identical) looks like unfurnished. This is because I don't know how much of the furniture my mate will take with him when he leaves. I'll progressively replace these with pictures we took ourselves as he get a better idea of when he intends to move out and he starts shifting his furniture.
