Large Room in Dalry colonies (next to Haymarket)

Hello! My flatmate has bought her own place, so I am looking for someone to take her huge room on the top floor.

Ideally looking for a female and a professional (for council tax reasons). Bonus if you are vegetarian/flexitarian and love gardening!

The flat is split over two levels, with one bedroom, toilet and an open-spaced kitchen/living room/dining room on the bottom floor. Your bedroom would be on the top floor, along with the main bathroom and a very small spare bedroom which the landlady keeps for herself.

The flat comes with a private garden, so plant and garden lovers encouraged. I also try to keep a nice collection of house plants inside (more or less successfully).

I like to keep the flat tidy and not too cluttered, and I would expect the same from you. We don’t necessarily need a rota, but some sort of agreement would be good. Also, I’m not really into parties or noisy late night gatherings and looking for someone with similar preferences.

A little bit about myself: I work for the University of Edinburgh, usually in the office but sometimes at home. In my free time I do a lot of walking/hiking and playing football.

The rent for the room is £720 and includes council tax, internet, TV license and a garden waste bin removal. Gas and electricity are split equally between the two of us (direct debit right now is set up as £164). Oh and there is also a wood burner.

Move-in date is around 2nd March, but can also be earlier if required.
