Bills are included in the rent we charge: for gas central heating, electricity and BT Infinity broadband. As you and your flatmates are all students, water and council tax will also be free.

The flat is about 8 minutes walk from Edinburgh University’s central campus at George Square, passing supermarkets on the way back. In the other direction, the mountain park in the centre of the city (Holyrood Park) lies from 5 to 10 mins walk. There are good views out to Salisbury Crags from the hallway in the flat.

Nearby facilities for students are very good, with the sports halls and gyms and society centres on the Pleasance, a 5 mins walk.

The room has an open aspect down Viewcraig Gardens. Nicely furnished, including a good wardrobe, desk and 4ft double bed. Gas central heating, double glazing, blinds, curtains, a door lock, plus wireless internet through the flat. Quite large at 12 sq m.

The communal area is the kitchen diner downstairs, with seating for 4 to 6. Quite large at 14 sq m. Fully equipped, including a washer drier, oven, microwave and ceramic hob.

There are two sizeable washrooms with shower, WC and washbasin for the flat. That’s 2 for 4 people, the next best thing to en-suite. One also has a bath.

We are a family run business, who have run this flat for 30 years as student accommodation to a high standard. It is on a top landing (three flights of stairs) and two of the other three flats on the landing are also owned and run by us.
