**Room for Rent in 3-Bedroom Flat – Hawkhill Close

Our current flatmate is moving out, so we are looking for a new long-term friendly and responsible flatmate to share a spacious flat located right next to the Hibernian stadium in Hawkhill Close.

**About the Flat:**
- 3-bedroom flat shared with me and another guy in our mid-thirties. We’re both full-time employed and enjoy a relaxed lifestyle.
- The flat is quite luminous (when there is sun!)
- Convenient access to plenty of bus stops and shops. Easter Road and Meadowbank are both around 10 minutes away.
- The flat is located on the 3rd floor, however the building has a lift so you won't have to carry heavy bags upstairs!

**What We’re Looking For:**
- No students please, for Council Tax reasons.
- No parties or excessive visitors would be appreciated. We like to keep things relaxed at home. We think it's best to meet up outside so everyone can enjoy their space in peace."
- No smokers.
- Shared spaces are kept tidy and clean, so we’re looking for someone who values the same.
- Someone who doesn't mind having a chat from time to time but generally values independence, while also recognising that we share a space and we need to respect each other.

**Details:**
- Rent: £425 + bills
- The room could be available in the coming days (our current flatmate still has to clean and collect some stuff), with the latest move-in date of November 10th. Entrance day can be negotiated.
