Description

Quiet, comfortable room available with it's own front door, and private kitchen and bathroom. It is attached (through a locked door) to the main house where I live. It's in Shandon, a leafy residential area with good links to:

- Haymarket (15 mins by bus/8 mins by car)
- Waverley (35 mins by bus/18 mins by car)
- King's Buildings (18 mins direct bus/9 mins by car)
- George Square (26 mins by bus/ 15 mins by car)

There is one freshly decorated room containing:
- a comfy double bed with new IKEA mattress and bedding. Towels (new) can be supplied.
- small table and two chairs for dining.
- Small desk and an office chair.
- Large chest of drawers and clothes hanging space (hangers supplied).
- Small sofa, side table, rugs, lamps etc.

Small kitchen is brand new, with appliances including hob, oven, washing machine, fridge and good supplies (plates, pots, cutlery etc.)

Small bathroom: toilet, sink and shower.

The room has its own private entrance (up two steps) and small entrance corridor.

The bedsit is attached to the main house (which has its own front door). The street is quiet, leafy and residential, very safe. It is very near the local primary school, so there are families with small children as well as older folk living round about. It is also close to the canal (good bike path into town) and Harrison Park.

I have had a long-term lodger for the last three years which has worked very well, but his contract has finished, so looking for someone new to move in. I am looking for someone independent and self-sufficient - someone quiet, considerate and respectful of boundaries as I am. Ideally you might be a professional, PhD, postdoc - there is a direct bus (38) from round the corner to the King's Buildings campus. I am not accepting applications from undergrads.

Importantly, I have a dog (Harper, an extremely friendly, floofy bordoodle) and Willow (a shy little cat), so it would be great if you didn't mind animals! Harper occasionally barks at our front door, which you will hear through the wall.

I work for the University of Edinburgh and enjoy cultural activities, as well as hiking and walking with the dog.

If you're looking for a social household or like to drink/play loud music etc., until late, then this is not the place for you.

A contribution to council tax, all bills and internet are included in the monthly rent.
