Bright friendly flatshare

My flatmate just bought a house so sadly she will be moving out.

Flat details:
All bills and council tax included; high speed wifi, gas & electricity, TV licence, and ofc Council Tax. The room is for single occupancy only (the landlord does not consider couples) and you'll need a reference from your current landlord. No smokers. No pets. 
The landlord may occasionally pop in to collect mail and he may rarely (once every 5 months or so) use the spare box room. He's lovely, chatty and super kind.

About me:  
I am 30 (she/her), a houseplant enthusiast, vegan and business owner. I sing and have occasional bouts of inspiration where I attempt to learn Guitar.. I'm chill to hang out, but I also treasure my alone time.
I run online Pilates classes using the living room for some hours during the week, you'd need to be ok with this - I've been told I've a soothing voice :P 

Hopefully you:
-Are clean, tidy and easy going
-Vegetarians preferred
-You're keen to establish mutually comfortable communication regarding flat stuff.  
-Further bonus points if you play music too :D
