Quiet double room in EH6 sharing with one person

Double room (individuals only, no couples) in a two bedroom second floor flat located in a quiet neighbourhood, close to amenities, several transport links and cycle/walking paths. 10 minutes walk to Newhaven Harbour, Ocean Terminal and The Shore, with plenty of shops, restaurants and cafes. 24hr Asda is approx. 10min away and Scotmid is a 3min walk.

The flat is fully furnished and equipped.
The room has a double bed, desk & chair, chest of drawers and a build-in wardrobe/storage space. The flat has a shared bathroom and a shared kitchen, living room and dining area. It's very bright and sunny.
There is a free parking space available.

I love animals and might be open to living with one depending on its nature. However, the flat might not be suitable for a larger animal.

About me
I am forty three years old. I currently work from home two days a week and three days away from home. I have an interest in different cultures, psychology, well-being and social justice.
My lifestyle is quite active and I am often away from home. I enjoy being in nature, cycling, yoga, dancing, swimming, cooking, and travelling.
I like socialising but also enjoy some quiet time. I might occasionally have friends over for dinner but my party days are long over. I would be up for sometimes hanging out together and sharing meals but I will also respect your personal space.

About you
I am looking for a professional or a mature student over 28 (full time students have to be willing to cover 25% of Council Tax). I am pescatarian (eat fish once or twice a week) so would prefer a vegetarian or pescatarian. Someone who is energy conscious. Preferably not working from home full-time. Someone who is clean and tidy, calm, responsible and friendly. It's LGBTQ+ friendly and non-smoking flat.

Rent is £495 per month plus bills.
Bills come up to about £125 per month per person including gas&electricity (depending on the usage), council tax and WiFi. There is gas central heating and the Council Tax band is B.
