Residential development on the site of the old Eastern General Hospital between the Craigentinny Golf Course and Leith Links, and Portobello beach is just around the corner. There are lots of bus routes close by - 1, 19, 21, 25, 34, and 49. If you’re heading into town it’s about an hour walk to Waverley Station, or 40 mins by bus. There is also parking available. It is unreserved but I’ve never had a problem finding a space.
Your room:
Fully furnished double bedroom with south-facing window over garden at rear. Includes double bed, desk, chest of drawers, bookcase, shelves with built-in laptop cabinet, and a fitted wardrobe. The bed has a brand new mattress.
Other Rooms - Shared living room, large bathroom, balcony. Good sized kitchen.
Communal garden to the rear with secure bike store.
Grounds and stair maintained regularly by an agency.
External building doors secured by magnetic locks and accessed using a fob.
Gas central heating. No connection for live tv so no tv licence to pay for. 200mb broadband connection (possible to go up to 900mb).

Long-term let. Rent is £550 + equal share of council tax and energy bills, paid in advance on the 1st of each month. Current total is £685. Council tax band D
No expectation of professional cleaning when you move out, unless required for mess above general wear and tear.
No extra fees - no reserve fees, no insane 'viewing deposit'
No additional rent paid upfront.
No kicking you out to take advantage of the festival period.
You won't be expected to pay anything until you have viewed the flat and signed the lodger agreement.
