I am looking for a flatmate in an awesome flat in Tollcross, near Kings Theatre. 3 mins from the meadows and 10-12 mins walking from Princes Str, Bruntsfield and the UoE.
The room: The ad is for an en-suite double room. Spacious, fully furnished (bed, tables, built-in wardrobes, book case). The en-suite part has a bathtub, toilet and towel rack. This is the pictured room.
The flat: Is made up of good-sized shared kitchen/ living room space(with a nice sunny window and tiny balcony), hallway, main toilet/bathroom (w/ overhead shower) and another double bedroom (mine) . Is thoroughly equipped (double ovens, large fridge and freezer, dishwasher, washing machine and dryer, espresso machine and loads of tech) and quite warm and well insulated for an Edinburgh city centre flat.
The common: The flat shares a garden and private underground car park with the block and has lift access within the staircase. The shared spaces are regularly cleaned.
The flatmate: I am a software engineer, working from home permanently, so I am around 10h a day on my desk. The rest of the time, when it is sunny am in the meadows, when it is rainy I am either playing basketball, working out or doing something nerdy at home. The rest is spent with friends, cooking, going to a pub (probably in that order).
You: Can be respectful of working hours. Are fairly clean and tidy. Are not a couple (property is non-HMO).
Some details: Rent is £700. Council Tax (D) is £82, Energy (EPC rating B) was average ~£70 (50 in the summer, closer to 100 in the winter) and internet is ~£40 . ~£850 all in. 15th of September is the current move-in date but the room is might be available a bit earlier and there is some flexibility.
