Double room for rent just south of city centre

Double room to rent, available from 3rd Oct 2026 for up to 12 months (I can be flexible on the move in date by a few days if required). My previous tenants have all been MSc or PhD students at Edinburgh uni who were here on exchange. That'd be the ideal type of lodger for the room, they stayed between 3 - 12 months. Therefore, I'm open to a shorter stay period, with a 3 month minimum. The room has a double bed (bed linen and pillows provided), wardrobe with mirror, chest of drawers, desk and chair. The flat itself consists of 2 bedrooms, bathroom, large living room, kitchen (utensils & kitchen tools provided), shared garden at the back, and a storage locker if needed. I reside at the property and will be a live in landlord.

The flat is situated in a quiet residential neighbourhood. Bus stops for services 3, 8, 29, 31, 37, 7 and 47 are within a 5 min walk. It takes about 30 mins to Royal Mile/city centre on the bus. Cameron toll shopping centre (has supermarkets sainsbury’s, aldi, Boots and other shops) & King’s buildings are a 15 min walk away. Roslin Institute is 30min away on the bus. Free on street parking is available.

I am a healthcare professional working in the city centre. I’m looking for someone who is clean and tidy, and respectful of other’s property/privacy. Whilst I do enjoy a movie night in, I'm also happy to show you around Edinburgh!

The rent of £575 pcm includes high speed fibre internet. Electricity and gas are NOT included and will be £80 -100 per month depending on usage. I'll provide you with the bill at the end of the month and you'll need to cover 50% of it. Happy to do viewings, either in person or via video call. Any questions feel free to get in touch.
