Double room for rent just south of city centre

Double room to rent, available from 9th Sept till May 2025. The room has a double bed (bed linen and pillows provided), wardrobe with mirror, chest of drawers, desk and chair. The flat itself consists of 2 bedrooms, recently renovated bathroom, large living room, kitchen, shared garden at the back, and a storage locker if needed. I reside at the property and will be a live in landlord.

The flat is situated in a quiet residential neighbourhood. Bus stops for services 3, 8, 29, 31, 37, 7 and 47 are within a 5 min walk. It takes about 30 mins to Royal Mile/city centre on the bus. Cameron toll shopping centre (has sainsbury’s, aldi, Boots and other shops) & King’s buildings are a 15 min walk away. On street parking is available.

I am a healthcare professional working in the city centre. I’m looking for someone who is clean and tidy, and respectful of other’s property/privacy. Ideally a mature student or professional. My previous tenants have all been MSc or PhD students at Edinburgh uni who were here on exchange, so happy to consider someone who will be here just for a few months!

The rent of £575 pcm includes some bills: council tax (band B) and high speed fibre internet. Electricity and gas are NOT included, I expect this to be between £50-100 per month, it is usually about £40 per person in September increasing to max about £100 in jan/feb.
