Double room for rent just south of city centre

Double room to rent, available from 28th sept till March 2026. The room has a double bed (bed linen and pillows provided), wardrobe with mirror, chest of drawers, desk and chair. The flat itself consists of 2 bedrooms, bathroom, large living room, kitchen, shared garden at the back, and a storage locker if needed. I reside at the property and will be a live in landlord.

The flat is situated in a quiet residential neighbourhood. Bus stops for services 3, 8, 29, 31, 37, 7 and 47 are within a 5 min walk. It takes about 30 mins to Royal Mile/city centre on the bus. Cameron toll shopping centre (has sainsbury’s, aldi, Boots and other shops) & King’s buildings are a 20 min walk away. On street parking is available.

I am a healthcare professional working in the city centre. I’m looking for someone who is clean and tidy, and respectful of other’s property/privacy. My previous tenants have all been MSc or PhD students at Edinburgh uni who were here on exchange. Due to the short period of availability (6 months max), that'd be the ideal type of lodger for the room.

The rent of £575 pcm includes high speed fibre internet. Electricity and gas are NOT included and will be £40-100 per month depending on usage.
