The room / flat

I have a double room for let in my 2-bedroom flat in Leith. The flat is mine, and will be a live-in landlord situation - however I am pretty chilled about most things. The flat itself is situated close to Easter Road, with plenty of bus stops nearby. The flat is about a 20-30 minute walk from the city center, with plenty of pubs, restaurants and a small park on our doorstep.

Lodgers will have free, underground secure parking (a real rarity In Edinburgh), and their own private bathroom. The room is furnished, and fairly spacious. It can accommodate a desk within the room, if you are a student (preferred) or working from home. If a desk is required, I will supply a desk - just let me know

Shared storage space in the spacious kitchen (gas hob), and shared access to living area. Lodgers will also have usage of household facilities (dishwasher, washing machine etc) as well as the usage of pots, pans and crockery that are already here. You are of course (within reason, depending on storage capacity) welcome to bring your own pots, pans etc - however there are plenty here if you wish to travel light.

The building has a factoring fee, which I will cover in its entirety (as it can be variable). Utility bills will be split, WiFi is £35 P. C. M, Gas & Electricity has averaged out approximately £100 p. c. m (predominantly electricity with WFH) over the past year, though I expect that to decrease in the coming months with the nationwide changes and upgrades to flat.

Council tax is band D (Totalling £1949.98 P. A).

It should be noted, I am returning to University in September, where students are exempt from council tax payment. If you are also a student (preferred) then there is no issue as you will also be exempt. For working professionals, there would be a 25% discount added to the total bill ( totalling £1462.49 P. A / £121.87 P. C. M) which you would be liable for.

Who am I looking for?

Ideally a mature / masters student. Whilst I enjoy some social eating & drinking, I’m not much of a party-goer and it will not become a party flat. Looking for someone that is somewhat sociable, and enjoys the odd drink / meal time, but also enjoys their own space (as I very much enjoy mine). I have no preference on sex / gender or age (as long as you are somewhat mature / sensible).

You must also be comfortable with dogs, specifically large dogs, as my partner & I own a large breed, who comes to visit regularly - don't worry, he is very friendly**

Looking for a long term let, I have no plan on turfing individuals out because of the Edinburgh fringe etc.

About me

I am returning to University to study a 2 year MSc in Physiotherapy at QMU (bonus points if you are also headed there, as we can discuss things like transport etc). I am also a self employed Strength and Conditioning coach who enjoys powerlifting, good food, good beer and whisky.
If this is up your street, you can even sample the collection. In my down time (when I am not training / working) I tend to enjoy gaming, watching TV / Films and reading. I can be somewhat introverted, but I enjoy a good chat and a laugh.
