A bills-and-tax-included, dog-friendly single bedroom in a quiet two bedroom flat, in a convenient location in Newington, seven minutes walk from the meadows, near to lots of bus routes and supermarkets. The room especially suits people who don't drive and rely on public transport because it is so well-linked to different parts of the city and so many things are available within walking distance. Rent includes Council Tax, fast Internet, TV license, and all utility bills (with a reasonable usage clause for gas and electricity).

* Current flatmate has a small dog.

**Earliest move in date: 1 November 2025

Documents required:

Proof of identity

- photo ID (e. g. passport, driving licence)

- letter of matriculation for students

Financial circumstances

- bank statement of last 6 months (to prove you have been paying rent on time in the past and have a stable income)

- a UK guarantor for those who are not currently employed

- For students who don’t have a UK guarantor or are not currently employed, six months rent upfront will be required

Having references would be ideal but not essential.
