Double ensuite room in Gorgie £650pcm plus bills

Double ensuite bedroom in a clean and modern flat. NO couples; the room is for single occupancy only. The flat has no living room. The landlord will ask for references, guarantor, and deposit.

Non-negotiables: we are looking for a female flatmate who will keep the kitchen and shared spaces clean and tidy every day, and be quiet/mindful of noise especially between 11pm and 8am. The current flatmates are a Heriot-Watt PhD student from England (me!), and a visiting PhD student from Italy who will stay until early July. We're a friendly pair and happy to socialise both in and out the flat, but also don't mind if you're introverted/prefer to keep to yourself!

Bills: Paid on the 5th of the month. Wifi is currently £8pp per month. Electricity ranges from approx £50pp in summer to £90pp in winter (based on winter 2024 and summer 2025). Council tax band D; the current flatmates are both full-time students, so there will be no council tax if you are also a full-time student. If you are a professional, there will be a 25% discount.

- Bus stops: Chesser Avenue and Stenhouse Mill Lane stops (3, 25, 30, 33, 35) are a 3-minute walk. Stenhouse Cross stop (1, 2, 22/22A) is a 7-minute walk. Saughton Rose Gardens stop (38, X27, X28) is a 10 minute walk.
- Asda, Aldi, Tesco Express, M&S Foodhall are all within a 10-minute walk. Sainsburys and Lidl are within a 20-minute walk.
- By bus, Princes St takes approximately 20-25 minutes, Heriot-Watt takes approx. 15-20 minutes, and University of Edinburgh George Sq campus takes approx 25-35 minutes (traffic dependent).
