Hi,

My wife and I, our 4 year old and 4 month old Cockapoo dogs are looking to rent out a room in our house from around the 28th April 2024 to September, 2024. We are 29 and 34 respectively and both work in Financial Services with a mixture of home and office working (we have our own home offices in the house). Please note we have a newborn baby in the house. However your room is on a different floor and opposite side of the house so noise should be negligible.

Whenever we are free we like to exercise, read, watch tv/movies and take our dogs to all the parks. My wife is also vegan and loves to cook (obviously non-vegans are more than welcome to stay with us). The room is a double bed with underbed storage and a built in wardrobe. The photos are all of the house but some of the furniture has been replaced and the paintwork in the house has been refreshed.

Communal space are 2 bathrooms, a living room, kitchen and utility room, as well as a back garden with two decked areas and grass. There will be full access to all the amenities i. e. fridge/freezer, washing machine,

The house is located in Corstorphine which is about 3-4 miles away from the city centre. We are situated about a 12 minute walk to either Saughton Tram Stop or to a bus stop where the 12 (Leith), 26 (Portobello) and 31 (Edinburgh Uni) buses depart. Another bus stop for the airport bus (100) is also a 12 minute walk away and we are a 5 minute walk from the bus stop for 1 (Fountainpark). You can basically get into town door to door in about 30 minutes. We are also a 20 minute walk away from Edinburgh Zoo and a 30 minute walk from both the Gyle Shopping Centre and the Hermiston Gait Retail Park.

In the immediate area there are a tonne of amenities including extra large Tesco’s, newly built Lidl and a 24/7 gym (“The Gym”). There are also too many restaurants to count but include Chinese, Syrian, Indian, Thai, Italian as well as a Toby Carvery’s, a Weatherspoons and a Greene King.

The house has a driveway for parking with more free street parking available (neither my wife or I (or our dogs) have a car).

Rent includes all bills such as:
• Gas central heating and hot water
• Council Tax
• Electricity
• High speed wireless

We are looking for a considerate housemate to come and stay at the house that enjoys socialising but also enjoys their own personal space and is ideally suited to a mature student or a professional that would treat this place like their own home. Sorry no smokers.

We currently have 1 other lodger so if all goes well there will be 4 of us (and a 2 dogs) living in the house.

The house is always clean and tidy this includes your own rooms, so if you are clean, friendly and respectful you would love this house.
