Double Room in lovely flat - central Edinburgh EH7

Hello. My spare room has come available. I am willing to consider various time frames for let. I’m looking for someone to move in from start of July but I am completely flexible on dates.

The room is bright and comes furnished with a double bed, bedside tables, a desk and there is a built-in wardrobe. The flat has two bedrooms and two bathrooms. My room is an en-suite so you will have your own bathroom with a bath/ shower.

The flat is located in Abbeyhill - 15 min walk to city centre, 5 mins from the beautiful Holyrood park, so perfect for someone who enjoys walking/ running.

I am a 32 year old professional, I bought my lovely flat 5 years ago when I moved from London to Edinburgh. I enjoy the outdoors- walking , hiking and keeping fit. Please note that I do work from home the majority of the time and my desk is in the living room.

The rent is inclusive of bills - council tax, wifi, glas and electric. Note that i also have a cleaner come in every two weeks and she cleans every room.

I am ideally looking for a female housemate. I am very house proud and like things to be kept very clean and tidy. I am looking for a professional who works part of the week in the office as I work from home, non smoker, no pets, no students. I'm pretty social and happy to watch tv in the evening with someone but also enjoy my own space. The occasional visitor is fine however not someone who has a partner etc. that would stay on a regular basis.

Coupe of things to note:
- There is currently construction works happening next door on Abbey Lane. These are visible from the bedroom window. They are not particularly noisy and I am not disturbed, however it would not be suitable for people who work shifts and need to sleep in the day
- There is parking, however due to permits only one car is allowed per household and I have that permit registered to my car. If you need somewhere to park there may be free parking nearby or somewhere to rent a driveway.
- The kitchen is very well-equipped and I am very happy to share everything. In fact, it is preferred as more space efficient.
