Hi everyone,
We are looking for a third FEMALE flatmate to join us from September onwards.
Professionals preferred, but not working from home, sorry!
THE ROOM
The room is furnished (bed, wee bookshelf, desk with chair and wardrobe), quite spacious with extra storage space under the bed. It’s facing Arthur’s seat, you’ll get the sunrise light. There is a patch on the ceiling due to past issues with the roof, but our landlord is getting it sorted!
THE FLAT
It's a 3-bedroom flat that has been refurbished just two years ago (new carpet, new kitchen…) in a third floor, no lift!
The living room is quite big and warm, with cracking views and stunning sunsets (I promise) with TV. Small but ample brand new kitchen. Storage cupboard with washing machine and freezer but no dryer (we've got hoover). Separate WC and bathroom. The flat is HMO-compliant, so all safe and sound. Windows are double-glazed and there's central heating throughout.
There’s space to keep the bike at the doorstep, but that might need to be discussed with the next-door neighbours.
THE AREA
The flat is in Sciennes, a very quiet and lovely area, but still central. You can walk to Waverley in 25 minutes, Haymarket in 35. The Meadows are just on your doorstep with a lot of amenities (Sainsbury's, Tesco, cafés, independent grocery shops, cute shops, etc) close by.
Bus stops in various directions are nearby, too. Parking is on-street but don't expect to park right outside the door. It can be very tight. Permit costs depend on emissions.
RENT AND BILLS
For council tax reasons, we’re looking for a professional or students who are liable to pay it. The room rent is £490, bills excluded:
Deposit: £550
Council Tax Band D: £63.33
Elec/heating: £40
Wifi: £11

ABOUT US
We are two professionals, Linsay and I, Júlia, in our thirties with a quite calm lifestyle. We’ve been in this flat for more than three years, so there’s a lot of stuff that we like doing together: from watching movies and decorating the house for Halloween/Christmas to going on a trip to Ikea or out for a walk somewhere in Scotland.
We have put a lot of energy to make this place our home, so we would appreciate someone that wants to feel the same and stay long-term, as well as contributing to keep the flat nice and clean.
If you are a Lord of the rings/Disney fan, it’s a plus! ;) Also, the flat is full of plants, but they don’t bite!
Júlia: I work in retail at the moment, and I enjoy being at home when not wandering around the city. My hobbies include painting, knitting, watching movies, hunting books in bookshops around Edinburgh for hours, photography, etc.
Linsay: I work with a family owned tour operator in Edinburgh, so I’m super passionate about travelling and discovering new places. I also love theme parks, hillwalking and Disney.
This is not a party flat, though we’d be happy having people coming over (as long as you let us know in advance :) ).
It's a private landlord, who is lovely and is always fast to reply and arrange any repairs as necessary. The landlord will ask you for your previous landlord contact details or in case you haven't been renting, your home address.
