Hi, my name is Piotr - I have a spare room to rent. The room is available from the 01st of April 2026. I recently bought the place (2+ years ago) and have renovated it, pretty much all the furniture in the house is new. Perfect location for a student studying at the Heriot-Watt or Napier University / Sighthill campus, or for someone working in the Sighthill area.

Property includes: Washing machine, Tumble dryer, dishwasher, locks on bedroom doors!

The property is a 2 bedroom flat located in Sighthill with a private front garden. The spare room I am advertising is the bedroom and shared use with me of the front garden. The flat is tucked away in a quiet area. You will also have a private cupboard within the hallway for your additional storage + there is a shed in the front garden for any (extra needed) additional storage!

Rent is £540 including MOST bills : wifi, council tax, content insurance, home insurance. The extra cost that will be added to the Rent is a 1/3 payment for the Electricity & gas. Statements for electricity and gas are calculated from the 15th to the 15th following month.

I am looking to rent to someone who is 23 - 50 years old, the person would have to be good with keeping their room and flat mess clean. The person would also preferably be easy-going. I will accept a lodger with a pet as long as the pet is relatively small in size.
