My flatmate is moving home to Australia, so there is one bedroom for rent in this flat.

Rent is £570 (includes broadband). Council tax is £117 each and electricity approximately £47 per month. Total being £734. Deposit of £570.
Long-term tenant, over 25, and professional for council tax purposes preferred.

The flat is in an ideal location in the Haymarket/Dalry area, tucked in from the busyness of Edinburgh city. Haymarket Station is a 5-minute walk, and the bottom of Princes Street is a 10-15 minute walk. It is close to Fountainbridge and the Meadows with a Lidl and Co-op about 100 meters away. The flat is on the ground floor located in a cul-de-sac off Dalry Road which makes it nice and quiet.

The room available has a very comfortable bed with under-bed storage, a chest of drawers, and a generously sized cupboard. You will have your own bathroom with a shower. It would only be shared if we had people over (but my friends can use my bathroom if you prefer).

The living room is spacious, cosy, and open which is always very warm. It has two big comfy sofas as well as a TV. The kitchen has a gas hob, has a washing machine, fridge/freezer, a microwave, kettle, a toaster and plenty of cupboard space.

About me - I am an Occupational Therapist from Ireland working full time in a hospital so I rarely work from home. I work 8:15-4.45pm Mon - Thurs and the odd weekend. I'm pretty easygoing and enjoy a mix of quiet time in my room, or being social and chilling in the living room in the evenings. I enjoy heading out for food, having friends over, watching TV and rugby, and drinking wine. I like to keep the flat nice and tidy and enjoy a good weekly clean, which my current flat mate and I take turns doing. I am looking for someone I can get along with and hang out with (if you want to).

There is currently no desk for working from home, but you are welcome to have your own in the living room.
