Double bedroom available from early January 2024

Hello,

I’m going to be moving out so i’m looking for someone to take on my room from 5th January onwards. You’ll be sharing with two other female students who are 21 and 22. The flat is located in Tollcross (beside the King’s Theatre) and it is a top floor flat.

The bedroom has a double bed, an end table, a chest of drawers, a wardrobe and a desk with chair (the chair was broken from a previous tenant, you can still use it but it just has tape to hold the backing so you might want to replace this!) there is also a small wall mirror. The free standing mirror isn’t included. There’s plenty storage and the room gets a lot of light from the big windows. It looks out onto a shared space too, it’s at the back of the flat so it’s pretty quiet.

The rent is currently £570 each per month (this might increase depending on how the landlord wants to proceed) and bills are currently around an average of £33-£40 each (depending on usage), wifi is £10.83 each a month. If you’re a working professional you would need to pay towards the council tax, though you would get a 25% discount. The flat operates a reposit scheme so there’s no deposit to pay but instead a non-refundable fee (I believe this is £50 but this would be clarified between yourself and the agency).

Females aged 21-25 are preferred. Long term only please! No pets and no couples either. The agency can only accept those who have a U. K. based guarantor (if you need a guarantor). I’m not sure re the position if you can pay e. g 6 months rent up front but I can clarify this with the agency if need be.

I’d be looking to get a replacement confirmed ASAP so things can be sorted before the Xmas / New year period, so if you have your employment & landlord references, ID and statements etc to hand already then this would be ideal.
