Room in shared flat overlooking Bruntsfield Links

The room available is a sun-trapped room in a 4 bed flat in Bruntsfield. The room has a large south facing window overlooking Brunstfield Links, and high ceilings, making the room light and airy. The room includes wooden shutters that close over the window instead of curtains. It includes a double bed with under bed storage, wardrobe and drawers. Additional storage space is also available as a shared cupboard in the hallway (shared between the two smallest rooms in the flat). There is a shared bathroom shared between 3 of the rooms.

The flat has a huge shared kitchen and a lovely living room where we occassionally have movie/board game nights. We also have access to a gorgeous shared garden.

We are 3 students (1 undergrad, 2 PhD) so we are looking for another student for council tax reasons. Current tennants are between 23-30 so mature/PhD students are preferred. The current vibe of the flat is quite relaxed and fun. We occassionally like to cook and play games together but none of us are massive party animals. We are all pretty clean and tidy so that is a must for new tennant!

Bills and internet are usually between £35-50 each depending on the season. Internet is super fast Hyperoptic so ideal for working from home.

The flat is in a fantastic location, close to pretty much everything you could need. There are lots of supermarkets and lovely cafes nearby, and is in a great spot for exploring Edinburgh!
