A double room is available from 23rd January 2026 in the Canonmills area of the city.

This area has excellent amenities with a large Tesco supermarket located a few minutes walk from the flat. There are regular bus services (8, 9, 23, 27) into the city centre and (36) to Leith.

The room is the larger of the two bedrooms (pictures of the bedroom taken from when first moved in). There is also a nice sized kitchen, bathroom and shared living room.

Half the rent is £450.00 pcm, paid on the 23rd of the month. This does not include bills which are as follows:

- Council Tax (Band D): £90
- Electricity & Gas: £42
- TV Licence: £7.50
- Internet: £13.50

The new tenant is subject to reference & credit checks carried out by the letting agency, LinnMac Property.

I work for the University of Edinburgh and therefore, I'm looking for a similar professional. keen on keeping a clean & tidy house, a mix of socialising and my own privacy.

Outside of work I enjoy following Formula 1, football and increasingly bankrupting Lego habit I love playing board games with my friends and I also take part in a regular pub quiz every Monday.
