This property is a mid-terraced house located in a West residential area of Edinburgh, EH14 and EH11 in a quiet sought-after area with a great neighbourhood.

You will share the house with a live-in landlord.
The house has 3 bedrooms and 1 bathroom on the first floor.
A toilet, dining kitchen and living room on the ground floor.
We have full kitchen equipment, air-fryer, microwave, toaster, coffee machine, washing machine and fridge/freezer with your designated draw and allocated personal kitchen cupboard where you can keep your cooking ingredients to yourself.
Free to use anything in the kitchen as long as you clean it after yourself.
The bedroom is fitted with a small double bed, full bedding set, chest of drawers, wardrobe, curtains, blinds, central heating, fast broadband over 600Mbps and study table with chair.
The location is within a 5 min walk to the bus stop (3,30,33,25,35) and 15-20 mins on bus to the city centre. There are Sainsbury, Scotmids, petrol station, post office and gym within 10-minute walk distance. The property is also situated a short walk from the Napier College Campus at Sighthill/Edinburgh College and a short bus journey to Heriot-Watt University.
Rent £150 per week for single occupancy only. Rent is inclusive of all household bills including gas, council tax and electricity bills.

- No smoking in the house
- The room is for single occupancy only, No visitor or guest is allowed
- To keep the room clean and tidy, please try not to bring any food into the bedroom. It is just to keep all the pests away
- Take good care of the room such as Keeping the room clean and opening the windows regularly to prevent dampness issues.

As a landlord, we followed these rules as well. We wanted to make a home to a place where you can relax in a clean and tidy environment.
