Spectacular Furnished Ensuite Room

Room for let at Novel Student Silk Mill Accommodation. I am moving out three months before the end of my lease (flat available from 07 April 2024; lease ends 06 July 2024) and am looking for someone to transfer my lease to for those three months.

Room includes:
- Double bed with Hypno mattress (does not include sheets)
- Desk with chair and bulletin board
- Floor-to-ceiling window with privacy and blackout curtains
- Ensuite bathroom with toilet, sink, shower, and cabinet
- TONS of storage in the room, incl. under-bed storage, wardrobe, shelves, cabinets, shoe shelves, coat rack
- Access to large shared kitchen/living/dining room: has two refrigerators, two oven/stoves, microwave, dishwasher, washer and dryer, cabinets and drawers, two sinks, couch and chairs, dining table and chairs, ironing board, kettle, large TV
- Kitchen is cleaned biweekly, can request maintenance, can book cleaning for your room
- In the building (free access to all of this): Locked mailbox (and the front desk will collect parcels for you), breakfast room (with free coffee 24/7!!), study area, private study room, private dining room, lounge area, fusbol table, dry bar, karaoke room, full gym, ping pong table, outdoor grills, video game room, bike storage (and free bikes that you can check out), vending machine
- All bills included (incl. high-speed WiFi, heating, water, gas, electric, etc.)
- Building is keycard-entry only and has CCTV security
- Building is fully accessible, incl. elevators
- Staff regularly hold fun events (i. e. international dinners, afternoon tea, movie nights) to foster community in the building

All my flatmates are very kind and quiet and the staff that work at Silk Mill are absolutely fantastic. The building is very quiet and located in a great part of town. It's a minute away from Fountain Park Mall and Sainsbury's, two minutes from a large Lidl, ten minutes from Haymarket Station, and ten to twenty minutes from multiple universities. It's also right next to the Union Canal, which is lovely for walking, and multiple parks.

All rent and tenancy dealings will be sorted by Silk Mill. You will pay the three months' rent to Silk Mill (they then refund me for the three months). You will also have to sign the tenancy contract with Silk Mill, which includes all the basic don't smoke in the rooms or destroy anything, don't tamper with fire alarms, etc.). The contract and rent payments are very simple and streamlined (I've found it much easier than dealing with a finicky landlord and council tax, etc.). You can apply for Council Tax exemption.
