Double room available mid-May (EH14)

I’m looking for a new student flatmate to rent a double bedroom in my flat.
It’s a really quiet 2-bedroom modern top-floor fully furnished flat located in New Mart Square (EH14) which is only a short walk to Chesser Avenue and the major bus routes to Heriot Watt and Napier Universities, and into the city centre and the University of Edinburgh. The flat is a factored property (I pay the factoring fees) so its well-maintained with a clean and bright stairwell, door entry system and a dedicated off-street parking space in the square if needed, and the flat also has a secure bike storage shed. There’s a large Asda supermarket within minutes’ walking distance from the flat.

The room is available from 13th May onwards when my current flatmate moves out. I plan to stay in the other double bedroom (c/w ensuite bathroom) on an infrequent basis throughout the year (e. g. the odd weekend or week) until I start my final semester at Heriot Watt University in January 2025 when I would be staying at the flat full-time.
Ideally, I’m looking for a final year student or a post-grad student who would appreciate a very quiet flat.

The flat has modern double glazing and a new and very efficient gas combi boiler for hot water and central heating, there are interlinked smoke alarms also. The gas and electricity bills would be shared fairly and are not included in the room rent. The superfast Virgin Media Wi-Fi and the TV licence would be paid by me. There is an open plan kitchen/dining/living area and a main bathroom, the bedroom for let has a double bed, desk & office chair, and a built-in wardrobe and some other storage units.
