Room To Let In 2 Bedroom Flat Haymarket

2 bedroom flat, less than 10 min walk to haymarket and a lot of buses to pretty much everywhere in Edinburgh.
I am 26 year old professional, and I am looking for a professional too for council tax reasons (band D).

Room rent is pcm 550/600 (can be discussed), wifi is 15 pounds, and bill vary (80 per month average).

I am looking for someone clean, tidy and not too loud (people over are obviously allowed) as I wake up early everyday, but also up to make plans together over weekend. I sometimes have people visiting or have dinners with friends so you need to be ok with that.

I rent through an agency so a contract will need to be signed and they will require GBP 475.00 of deposit, and you will need a reference and credit score.

I will be able to start doing viewings from 18 May.

My current flatmates is leaving on 15 June so ideally I would need someone to move in by that day and not later than 4th July.
