Flatmate wanted - upper floor, Leith walk

Hi there, I'm looking for a new flatmate.
The flat has two floors, and the whole upper area (bedroom with walk-in closet, office room, bathroom with bathtub) will be rented out to you. There would be enough space for a couple to move in. A shared kitchen (with washing machine and dish washer) and living room is on the lower floor. The flat is located in a quiet street between Easter Rd and Leith walk, close to the tram stop at Brunswick Rd, and only few minutes walk away from Co-op, Lidl and Tesco.

You will share the flat only with me, an applied maths PhD student (32 years). I am quite laid back, enjoy the occasional chat in the living room, but mind my own business a lot of the time, too. I like the flat clean and quiet - if you can't clean after yourself or want to have a party every weekend, we probably wouldn't be the best of friends!

Rent (before bills): 700£ for a single person, 860£ for a couple.
Move in date: preferably June.
PG/PhD students preferred (professionals would need to carry the council tax, band E).
