Looking for a flatmate from June 11 onwards.

Hi! My name is Lara and I’m in my 30s. I’ve been living in Edinburgh for 5 yrs now. Working full-time in an office in Edinburgh from Monday to Friday but on some occasions, I also work during weekends. I enjoy walking, reading, exploring the city, going to the cinema or theatre, and meeting up with friends.

I’m currently seeking a female tenant in her 30s for a long-term stay. Preferably someone in professional employment or studying a doctorate. An easy-going, sociable, tidy, and clean person. Respectful of each other’s privacy & personal space and time. Happy to hang out for a dinner/lunch and enjoy shared moments talking, watching a film or TV series.

It is a quiet and clean flat. Expected to be proactive in cleaning & tidying up communal spaces.

About the flat (2 bedroom one):

First floor flat in Ferry Road-Bonnington area with Water of Leith nearby and good transport links. Quiet area close to city centre.

It is a 2-bedroom flat with a master room and other small one.

The available room is the master one: bright and spacious. Desk and chair not initially included (pending to confirm).

Shared kitchen, living room and bathroom.

Breakdown of costs:
- Flat rent (monthly): £610 master room
- Virgin Media (monthly): £26.50 (To be shared)
- Electricity & gas (monthly): £76.88 (Cost varies on season and usage) (To be shared)
- TV licence (monthly): £26.50 (To be shared)

The deposit (Safe Deposits Scotland) is: £1,220 (£610 per tenant)

- Proof of identity
- Proof of income: 3 months of payslips or a letter from employer confirming your employment and salary. Any other official documentation that verifies consistent income.
- Registered landlord/letting agency reference letter which must be verifiable.
