Room for rent in Newington

I'm looking for someone to take over my flatmate's room in a lovely little two-bedroom flat in Newington, to move in around 21 June.

Very convenient location just off George Square, perfect location for postgraduate students. We also use the university wifi (eduroam for students, or visit-ed for the rest).

Preferably looking for someone in their late 20s or 30s, but really looking for someone who is clean and respectful. It's a small space, so it's important to me that we keep common areas clean while respecting each other's private spaces.

Rent is £540 per month (£1080 total for the flat, split between us), excluding bills. Bills and council tax are usually an additional £100-£150 depending on energy usage.

Some additional information about the flat: It is owned by a private landlord who is very responsive and helpful; there is a separate shower room and toilet room that we share, as well as a kitchen; the room has a comfortable double bed, a large desk, and a wardrobe.
