Room Available Edinburgh - EH4

Hi all,
I am looking for someone to move into my room and take over my half of the lease.
The remaining flatmate is a very friendly woman who has a cute wee sausage dog. She is an artist and lgbt+. Women are strongly preferred and lgbt applicants and dog lovers will be considered first.
A UK-based guarantor is a requirement, and previous landlord references are advantageous.
If your paperwork is already in order and tenancy application forms filled in quickly, you may be able to move in after June 14th, otherwise the swap over will likely be on July 14th.

The room is fairly spacious, but unfurnished (except for a double mattress). The flat has a shared living room, kitchen, and bathroom.
There is on-street parking, and the flat is very close to a bus stop which has great links to city centre and Edinburgh airport. It is also close to a co-op and a short bus ride away from the Lidl at Costorphine.
Rent is £600 per month, paid on the 14th of the month, bills excluded.
Council tax band B.
