Spacious double 10-15 mins from Central Edinburgh

This generous double would suit female students and professionals who enjoy the beauty of period homes and the tranquillity of quiet neighbourhoods whilst being 10-15 mins to lively central Edinburgh. The room faces the back garden, with a light and serene feel. Furnishings include a comfortable double bed, two spacious built-in wardrobes, including hanging wardrobe and shelves, a chest of drawers, a Victorian cupboard converted into an ample book shelf, and a generous desk and chair. You'd be sharing the shower room on this floor with one (female) PhD student who occupies the room next door.

The household: we're an international mix of two quirky post-grads, studying/researching in the sciences at Edinburgh University and myself, a professional in the creative industry, delighted to work PT at a charity shop finding new homes for pre-loved goods. We're not party-crazy, all mature women ranging from 23 – 55, past the craziness of undergraduate years, and more likely to enjoy movie nights and eclectic house meals than wild raves and alcoholic binges. Indian Easter lunch feast anybody? Cups up tea, bake a cake, and a maybe a sprightly drive and a walk on the beach, or a fun movie afterwards. That's how we roll.

The house: an 1842 stone-build Victorian semi, with the period’s high ceilings and historical features, yet equipped with all mod cons. We have a lovely shared back garden with integrated power in order to BBW, dine, and study/work al fresco when the mood strikes.

The area and connections: Newington is a primarily residential area well-served by restaurants and supermarkets and the outdoors (Arthur's Seat and Blackford Hill). As for shopping, Cameron Toll Shopping Centre is a 5 minute walk from the house. We are also near Edinburgh University's King's Buildings ( 5 min walk), Bristo Square (short bus ride), central Edinburgh (10-15 mins), a direct bus to Leith (30 mins), 10 mins to The Royal Infirmary, a short walk to The Meadows, a 20 min bus to Portobello Beach, and many other easy connections.

The bills: included in the rent are Council tax, TV license, Broadband, Deco Mesh System Wifi, TV, Water, Electricity and Gas (adjusted according to regulator increases). We also have a lovely cleaner (free for lodgers) who comes every two weeks and blitzes the house into shape. Don’t want your room cleaned? Just put it into the group chat and she’ll bypass that week.

What is yours besides a beautiful bedroom/bathroom? Full access and use of the large kitchen on the ground floor, ditto the TV/snug room, dining room, and the garden. We have a washing machine and use electricity efficient electric clothing driers. You're welcome to use the garage if you need more storage and/or have a bike. there is, however, plenty of storage space in the room, and ample kitchen cupboard space, with a shared American fridge, two ovens, a large hob and all pots, pans, cooking utensils, etc. Also included at no extra cost: sympathetic shoulders to cry on, a place to feel safe, maybe moan about the world, share good news, plan trips, and generally have a laugh after a long day.

Parking: Free parking 24/7. Just park on the opposite side of the road and you're golden. In front of the house, the restriction is Monday-Friday between 11:00 – 12:30, but you can park anywhere on weekends and outside those hours.
