This generous double would suit female students and professional women enjoy the beauty of period homes and the tranquillity of quiet neighbourhoods whilst being 10-15 mins to lively central Edinburgh.

The room: on the first floor, garden-facing, with a light and serene vibe. Furnishings include a comfortable double bed, two spacious built-in wardrobes, including hanging wardrobe and shelves, a chest of drawers, a Victorian cupboard converted into a book shelf, and a study/work station. You'd be sharing the shower room on this floor with one (female) PhD student who occupies the room next door.

The household: we're an international mix of two PhD students based at King's Building Campus, a neurodivergence researcher, and myself, a professional in the creative industry. I also work PT at a charity shop finding new homes for pre-loved goods. We're not a party house, more likely to enjoy ad-hoc movie nights and house meals than wild raves and alcoholic binges. If you like quiet, peaceful living in a relaxed atmosphere, and living in a home with people who respect your privacy, then we could be a good fit.

The house: an 1842 stone-build Victorian semi, with the period’s high ceilings and historical features, equipped with all mod cons. We have a lovely shared back garden with integrated power so we can study/work al fresco during the two days per year we have summer weather in Edinburgh.

The area and connections: Newington is a primarily residential area well-served by nearby restaurants and supermarkets, and the outdoors (Arthur's Seat, Blackford Hill, and The Meadows are all walking-distance ). As for shopping, Cameron Toll Shopping Centre is a 5 minute walk from the house. Here you'll find two banks, two supermarkets, cafes, bookshops, pharmacy, opticians, a gym, and more.

We are also conveniently located near Edinburgh University's King's Buildings ( 5 min walk), Bristo Square (short bus ride), central Edinburgh (10-15 mins), and it's about 10 mins to The Royal Infirmary. We're also only a 20 min bus-ride to Portobello Beach, and on the bus route for Edinburgh University's veterinarian campus.

The bills: included in the rent are Council Tax, TV license, Broadband, Deco Mesh System Wifi, TV, Water, Electricity and Gas (adjusted according to regulator increases). We also have a lovely cleaner (free for lodgers) who come every week and blitzes the house into shape. (Don’t want your room cleaned? Just put it into the group chat and she’ll bypass that week).

Shared areas: You'll be sharing the main kitchen with your floor-mate in bedroom 2, and myself (master en-suite). Also shared are the TV/snug, dining room, laundry room/lavatory (washing machine and allocated space for your clothes-washing detergent), and the garden.
* All pots, pans, cooking utensils, etc. are provided, but feel free to use/buy anything you require in addition.
**Also included at no extra cost: a safe haven, sympathetic shoulders to cry on, and a place to moan about the world, share good news, have a laugh, and maybe a cupcake or three.

Parking: Free parking 24/7. Just park outwith the white lines, or on the opposite side of the road and you're golden. Parking restriction in force directly in front of the house Monday-Friday between 11:00 – 12:30, but you can park anywhere on weekends and outside those hours.

Please note this is a FEMALE household. No couples or pets, sorry. It's also unsuitable for those who work full-time from home. One or two days is fine, but we're not set up for full-time working from home.
