Looking for a flatmate

Hello!

I’m a 25 year old female who is respectful, tidy and courteous. I speak English and Italian.

This property is located in the heart of the financial district on Lothian road. There is a bus stop located just outside and within short walking distance from the city centre.

The flat features 2 double bedrooms, hallway bathroom/shower, spacious living room and large kitchen with all the necessary appliances. The available room faces the back of the flat off street and is partly furnished with wardrobe, drawers and bedframe/ mattress and Edinburgh press.
*recently updated heaters also as of September 2025

Rent includes council tax (Tax band D), Broadband, TV Licence.
Energy usage not included and readings will be taken monthly.
*Can provide example costs for electricity on request :)

I am a working professional, looking for an outgoing, considerate, friendly flatmate who is conscious of the shared living areas and will contribute to keeping the flat tidy. As I work 9-5 and have a busy work week, I primarily use the flat to recharge. Ideally, I’m looking for someone who would fit in with this dynamic and contribute to a peaceful living space. I like to bake on occasion also :)

The room is available from the 5th January
