Double Bed Available in Stockbridge Flat

My flatmates have moved out of the flat :( and I’m looking for someone to fill the room.

About the flat:
It’s located on a side street of the main Stockbridge road but still a nice and quiet place. The building itself is relatively modern and has a lift with the flat being located on the top floor. The available room is a double en-suite room with built in cupboards and a decent amount of space to being in some own furniture/table etc. We would be sharing the living room which from the pictures you can see has more storage/decoration spaces in the big cupboard around the tv. The living room also has a Juliet balcony! The kitchen is quite nice and is fully equipped including dishwasher, microwave, toaster, oven, electric hobs and washing machine. It also has decent space for 2 people to even cook together. I really don't think the pictures do the flat justice and if you are interest you should try come for a viewing!

Boring stuff:
Rent = 850pm for you including wifi (1600 for the flat but as I’m staying in the smaller room I’ve calculated this as a split between shared spaces and room size per sq m, happy to share the calcs!)
Council tax = 130 ppm (band F)
Bills = average about 80ppm over the year.
Deposit = 1200pp (1.5 x rent required by landlords, they are willing to take this in 3 instalments if required)

It is slightly pricey but given that the flat is modern (no issues in over a year) and in Stockbridge so its worth it! I am looking for someone to sign the lease with me which would be starting on the 11th July. move in date would be same but earlier is possible if required!

A bit about me:
I’ve lived in the flat for just over a year and before that lived in Fife for 1.5 years and Manchester before that for uni.

I’m an engineer working hybridly in Fife (2 days wfh)! I work 45 hours a week atm so unfortunately early mornings at the moment. Outside work i tend to do a lot of sports - mainly bouldering the past year and a half. I also play football, run and play some other less serious sports. Other than i also enjoy reading, music and watching films and tv shows from time to time. Weekends i have a mix of alone time and spending time with my friends.

In terms of living style, i like to keep things tidy and clean as much as I can but understand life can get in the way every now and then. I also try my best to keep an open conversation so that you would feel comfortable there as well. I also have a few plants in the flat and will welcome any others with open arms. I do like to take care of the place i live in so i hope you would do the same! I also really enjoy cooking and would be down for meals together occasionally. I’m also vegetarian but do not really care what others eat!

About you?
Please tell me about yourself if you’re interested and let’s see if it would work! I don’t have many requirements but hoping to find someone I’m comfortable with and someone who’d help take care of the flat.
I’d also like to meet you for a chat and show you the flat before anything is agreed! I’ll be aiming to have viewings over the week and weekend starting 23rd June and hope to make a decision by the 1st of July.

p. s. I personally am not a fan of the purple paint in the bedroom, so if you are really interested we can always ask the landlords if they are willing to let us repaint it.
