Two bedrooms available in a 4 bed HMO first floor flat in the Polwarth area of Edinburgh. The additional 2 bedrooms have already been taken.

Bedroom 1 (photos 1, 2 & 3) has a double bed, wardrobe, 4 drawer chest of drawers and table and chairs. Bedroom 2 (photos 4 & 5) has a double bed, wardrobe, 3 drawer chest of drawers, desk and chair. Some furniture has changed since these photos were taken.

Shared bathroom with shower over the bath (photos 6 & 7). Shared kitchen/livingroom is equipped with fridge, freezer, washing machine, cooker, microwave, toaster and kettle. Additionally there’s a sofa, comfy chair and TV.

Polwarth is primarily a residential area with the flat having a small supermarket, pharmacy and dentist nearby.

It’s a 10 min walk to Bruntsfield with a variety of shops and restaurants; a 12 min walk to the nearest Lidl. There is easy access to the city centre via the 10 and 27 bus which takes around 13 mins alternatively it can be walked in about 30 mins.

It’s a 10 min walk to Fountain Park which features a Cineworld Multiplex cinema with IMAX screen, gym, tenpin bowling alley, laser station, trampoline park and a range of restaurants and bars.

Car parking permits are required.

The rent for the larger double bedroom 1 is £700 pcm and the smaller double bedroom 2 is £650 pcm with bills to be paid separately. A deposit of £700 for bedroom 1 and £650 for bedroom 2 and this deposit will be held by Safe Deposits Scotland.

I am looking to rent these rooms to a professional as there is council tax to pay. If a student would like to rent one of these rooms, they would still need to contribute to the council tax.
