Hi, my name is Piotr - I have a spare room to rent. The room is available from the 16th of July. I'm looking to rent to someone who can move in ASAP preferable.

I recently bought the place and have renovated it, pretty much all the furniture in the house is new. Perfect location for a student studying at Napier University or for someone working in the Sighthill area.

The property is a 2 bedroom flat located in Sighthill with a private front and back garden. The spare room I am advertising is the bedroom, you will also have access and use of the back garden and front garden. The flat is tucked away in a quiet area.

Rent is £520 including all bills : wifi, council tax, electric, gas, content insurance

Napier University is 0.6 miles (15 minutes walk)
Calder Park Supermarket 3 minutes walk
Hermiston Gait Retail Park 0.9 miles (10 minutes walk)
Sighthill College is 0.6 miles (15 minutes walk)
Odeon Luxe (cinema) is 0.8 miles (18 minutes walk)
City centre is 4.7 miles (24 minutes by bus) [25, 34 bus]

I am looking to rent to someone who is 20 - 50 years old, the person would preferably be good with keeping their mess clean. The person would also preferably be easy-going and sociable. I will accept a lodger with a pet as long as the pet is relatively small in size.
