Double room, quiet residential area, large garden

I have 1 double room available for rent in a 3 bed semi. Shared modern bathroom, kitchen and living room. 3rd room is an office. Large south facing garden (nice for if we ever get sunshine) with a nice patio and garden furniture. Available for up to 5 months.

Room comes fully furnished. Price is for all bills (and council tax) except for energy (gas and electric) which is about £40-80/m each depending on season. Utility room with washer and separate tumble dryer. Kitchen has all amenities needed (oven, gas stove, dishwasher, blender etc).

I'm a very laid back housemate, I keep myself busy with sports and socialising, but also like some wind down time watching TV and walking other peoples' dogs. On that note, pets will be considered (not cats....).

About 20-30mins by bus to the city centre, bus stop 5 minute walk away. Close to Corstorphine Hill nature reserve which has some really nice walks and views over the city. Not far from St John's road which has lots of nice cafes and restaurants. Leisure Centre about 5-10 minute walk away, with gym, swimming pool, courts etc
